From New York Times bestselling author Penelope Ward, comes a new standalone, second-chance story of forbidden love…

It’s natural to want the one you can’t have. And for as long as I could remember, I’d secretly wanted my brother’s best friend, Jace.
He was six years older and always treated me like the sister he never had.
Fast forward a decade.
We were all in our twenties now. Jace had moved in with my brother, Nathan, and me to help us make ends meet after our parents died.
It was just the three of us—an odd family dynamic.
Living under our roof, Jace was as bossy and protective as ever.
But he certainly didn’t look at me like a sister anymore. That was what made things so complicated.
I was pretty much hot and bothered twenty-four-seven.
And he was torn.
The signs were subtle, at first. Like on movie night, I’d casually rest my leg against his, and he wouldn’t exactly shift away.
Still, I assumed he would never…go there.
Nathan would kill us.
The knowledge of that wasn’t enough to stop the inevitable, though.
Eventually our slow burn exploded.
But more than the physical attraction, we’d developed a strong connection.
We just couldn’t get caught, right?
That sounded simple.
Until it wasn’t.
This is a story of forbidden love, broken trust, and an unexpected second chance.

Well worth reading, beautifully written, loved the characters, especially Jace, perfect book boyfriend, I did have a little tear, I think you would be hard hearted if you didn't, but it isn't a tearjerker, there were funny bits, sexy and hot bits, I will be reading more of this author, highly recommended.

This particular book seems to be a book of two halves. The first part for me seemed to be really drawn out, and possibly in my interpretation a bit slow, and lack that sparkle that all of Penelope’s previous novels have. However second part was to my mind much better. Couldn’t put it down, didn’t want it to finish and so very heart rendering, tender and descriptive. The characters are always so real. The storyline is different. Enjoyable, but the second half as I say was Penelope at her very best.

I absolutely loved this book. You will have read the blurb and other reviews so I won’t go into detail here.

Beautifully crafted, it was so easy to fall into Farrah and Jace’s world and become totally invested in their lives; their chemistry was off the scale. Could not put the book down. Heart in my mouth at times. Such a rollercoaster. Such a fab read.

Buy it, read it. I guarantee you’ll love it.

    Brilliant.
Loved this book. Loved the storyline between Jace and Farrah. Loved the connection between them both.
Loved Nathan too and so glad he came out of his funk.
So many years wasted between them all but all turned out well enabling them to have a happy ever after.
Need a book about Nathan now.

I read this book as part of a book club.
We have the story of Farrah and Jace.
Farrah is young and struggling with keeping everything together when her parents are killed.
Jace is her big brothers best friend.
    Forbidden love - YES!
This story was a slow build and isn't one for fast satisfaction. I enjoyed the dance between Farrah and Jace as they tried to fight their attraction. There is a major twist in the book which left me frustrated. That's what good books do. They leave you questioning what these characters are thinking.
It is a little long for a Romance but none the less I enjoyed it. I liked the intricate relationship between Farrah and Jace and Nathan (brother)
The book is well written and although it wasn't my favourite book ever, it was a decent read. I would recommend to people who like a depiction of a real relationship, with all the highs and lows that come with it.

An emotional and heart warming romance.

I’m a huge fan of this author and when I read the blurb for this book; I couldn’t wait to read it.

Farrah lives with her brother and his best friend Jace. They’ve known each other since childhood and after the tragic loss of her parents, the friendship became more important and now, as adults, they all live together. Farrah has always had a crush on Jace but he’s never shown any signs that he feels the same way towards her.

When Jace returned to Palm Creek, it was hard to escape the fact that the little girl he always treated like a sister had turned into a beautiful woman. Living with Nathan and Farrah meant that they spent a lot of time together and it didn’t matter how many women he had at the house, his attraction to Farrah wouldn’t go away.

When Farrah and Jace finally get intimate, their feelings get stronger very quickly and they both know that if her brother found out, there would be trouble. After a shocking detail about the night her parents were killed is revealed, Jace leaves again and Farrah is devastated. Years pass before they see each other again and when they do; their lives are very different but is it too late for them to have a second chance at love despite the tragedy that they shared?

I enjoyed this story despite the angst and I really wanted Farrah and Jace to get the happily ever after they both deserved. This book is filled with emotion and I would recommend it if you enjoy a slow burn romance.

Where to begin with? I've had this one in my tbr on Goodreads for a while, couldn't wait to have it. Was so worth waiting. I laughed so hard, loved so hard, and cried so hard at some point in that book. It was one of the best I read since the beginning of the year. I'll probably reread it, that's so damn good this book is.
